Maintenance (NEN2767) tab

In this 'NEN 2767' tab, you record the policy for the condition in which you want to maintain your object. In the example above, the condition requirement is: 2
This value is used in the calculation by the deterioration wizard for findings.

Aggregated condition score: the current condition score of the object is automatically displayed here. This is the result of all findings entered in the Maintenance Planning. The example above indicates an aggregated condition score of 4.

Risk/Priority matrix:

The Risk/Priority matrix (also called the aspects/priority matrix) is an additional option that you can apply alongside the condition measurement. It allows you to record the prioritisation for resolving defects, based on defined aspects, such as Safety & health, Technical consequential damage, etc.

In the matrix, the priority scale runs from 1 to 11. Priority '1' is a very high priority and ‘11' is a low priority.

How much effect does the defect have on, for example, Safety & health? A minor, moderate or strong effect? If it concerns a Strong Effect, a score of 3 is assigned, giving the action a priority of 1, in accordance with the above diagram.

Multiple aspects can be specified in the Maintenance Planning. These aspects can also be edited textually.

Once you have defined the Risk/Priority matrix, it can also be copied to other objects.

In addition to the “standard risk/priority matrix”, which often applies to the entire object, it is also possible to create sub-matrices.  This is because, for example, the prioritisation for resolving defects in installations may differ from the general policy for the object. These sub-matrices can be added from this tab to building components of the selected object. This sub-matrix can only be added to the building components once building components have been entered.

By clicking “Add to Building Components”, a list of the building components of the selected object appears, and a choice can be made.

Clicking save then links this matrix to the building component.

Explanation of the nom NEN 2767

In NEN (Dutch Standard) 2767, the determination of the technical quality of building and installation components is established in an objective manner, independently of the impact on business operations. The established method is called condition measurement. The result of the condition measurement is a condition score. This includes the recording of defects and characteristics of defects. The measurement results help to draw up multi-year maintenance plans.

NEN2767 consists of 3 (sub)parts, of which parts 1 and 2 are included in Maintenance Planning:

  1. NEN 2767-1: Condition measurement of the built environment: Methodology
  2. NEN 2767-2: Condition measurement of building and installation components: Defect lists
  3. NEN 2767-4: Web application: online tool for condition measurement of infrastructure
