If you want to perform a condition assessment, you can do so in 2 ways: using the inspection app or within Maintenance Planning. Below you will find a description of how to enter a finding within Maintenance Planning.

  • Select the building component on which the inspection must be performed. You do this by selecting the row; the row will be highlighted in light blue. See the example below image-20250811-111110.png
  • Select the Findings tab at the bottom of your screen

Click the Add defect icon. A process consisting of 5 steps will now follow:

  • Step 1: On this screen, select the standard according to which the assessment must be performed. Within Maintenance Planning, you can perform a condition assessment in accordance with NEN2767. Defect lists for the B, E and I of the BOEI system can also be linked. Spacewell fully manages the lists for NEN 2767.

  • Step 2: Enter details of the defect here, such as the “Intensity” (if it has not been entered), the “Extent” or the Extent percentage. When you enter this value, the measured condition for the current defect only is displayed. Condition finding (CVO)
  • If you have applied a Risk Priorities Matrix (under object Info NEN 2767), you can enter the effect of the defect on the aspects here.

-Step 4: Here you choose whether you want to link one or more action(s) to the defect

If you choose No here: No action will be created that could resolve the defect, and no existing action will be linked.

If you choose one of the 3 other options, the following appears:

-Step 5

·         Create New Action: Here you define the action that will resolve the defect. You also specify whether the action quantity is linked to the building component quantity. You enter the standard amount and the start year in which the corrective action can be scheduled. In the Planning module, the start year can also be scheduled based on the priority.

·         Select one or more Action(s) from the current Building Component: Here you get an overview of all actions linked to the relevant building component (on which the defect was registered) and choose which of these action(s) could resolve the defect.

·         Copy from reference object: Here you can choose which reference you want to work with. You then select an action from it that will resolve the defect. Choosing an action from a reference has the advantage that, among other things, the action has already been defined and the standard amounts have been entered.

These settings can be adjusted afterwards in the details screen of the Finding.

image-20250812-062952.png Mark Defect as Completed

Once the defect has been resolved, you can mark it as completed directly in the finding. You can also mark one of the linked actions as completed. This can be done on the Action details page - Findings, as well as in the Planning and Findings overview

When marking the action as completed, you are given the option to also mark the linked defect as completed. The condition of the building component is then recalculated. For example, the building component has a condition of 4 because 1 defect has been recorded that results in this condition. The defect is resolved, so the building component receives a condition of 1.
