Building component specification

To add information to a building component, you can make the desired columns visible in the building component overview grid, but you can also do this by opening the building component in the details view. To do this, double-click the > symbol at the beginning of the row. An overview of four tabs then appears:

  • Tab - General
  • Tab - Other
  • Tab - Fire safety (NEN6059)
  • Tab - Maintenance (NEN2767)

General tab

In this screen, you can enter the annotations of a building component. You are not required to enter all fields. Basically, it is sufficient to enter the building component name, the classification code (often NLSfB), and the quantity and unit; you can then already create a cost overview of future maintenance costs. The other fields can be entered as required. Five additional custom fields can also be created in system administration.

The tab contains information about the building component, Photos of the Building Component, Technical specifications, Documents, as well as how the building component has been assessed for condition, BOEI, and sustainability. The scores can be entered manually. To do this, you must enable Allow manual condition score under System administration under Settings - General. Alternatively, the condition scores are calculated based on the entered Findings via the Application or the App. *under construction *

Other tab

This screen consists of 3 sections

Identification:

All classification names and entries that apply to the building component are displayed here. NLSfB and ONDB are standard parts of the application. In System administration - Primary orders, you can add classifications yourself, which will then also be displayed on this screen.

NLSFB: The standard NLSfB is based on the BNA2005 system. With an addition based on NEN2767 (Painting work). The NLSfB 2019/2021 coding is also available.

COMPLIANCE: here you can indicate whether a building component must be used in Spacewell Compliance (another application). This is the case if “mandatory” inspections and/or checks apply to the building component in question. If you have marked the building component for Compliance export, you can export these building components to our Compliance application if you also use it. The Compliance Regulation ID can also be specified. The correct legislation will then be linked directly to the Building Component in Compliance.

For more information about Compliance and what we can do for you, please contact the account manager or call (+31)85-0449309

DISCIPLINE: In the Discipline field, you can select which discipline applies to the building component. The discipline designation is/can be linked to an external user of Maintenance Planning. When the user is linked to a discipline, this user will also only see the building components to which they are linked.
You can link one discipline to each building component and link multiple disciplines to a user. You create the different disciplines under System administration-Roles and Authorisations-discipline.

Reference findings NEN2767:

If you work with Condition Measurement (NEN2767) or with the BOEI system, defect lists must be added to each building component. This shows which defect lists apply and, if they have not been added, a selection can be made here.

NEN2767-2008; this standard is being replaced by NEN2767-2025. The main difference here is that the 2025 version uses optional defects, such as soiling of masonry. These optional defects are not included in the aggregated condition score. You can assign the defect lists from NEN2767-2025 to the building components under System administration-Data management-Reference findings

image-20250709-090548.png By clicking this icon, a list of all defect lists for the selected standard appears.

For the sections mentioned above, the following applies: If a building component was entered from our Reference file, most fields have already been completed.

Custom fields

Many fields are available in Maintenance Planning for entering building component specifications. It may be necessary to expand the number of fields. At building component level, you have the option to formulate a maximum of 5 additional fields. These fields are created under System administration-Data management-custom fields and then apply to all building components within Maintenance Planning.

Once custom fields have been created, they are visible under the Other tab, as well as in the column selector.

Fire safety tab (NEN6059)

image-20250709-090821.png

In this tab, you can indicate for each building component in which room, room type, room area/cluster, etc. this building component is located and which aspects, processes, and functions apply to it.

The risks/priorities as determined are also visible here. This is recorded under Objects Fire safety tab (NEN6059)

Maintenance tab (NEN2767)

image-20250709-090910.png

In this tab, you can determine for each building component which condition requirement the building component must meet. This may differ from the condition requirement at Object level.

You can also see the risk/priority matrix as determined for this building component (main or sub-matrix).

The latter is recorded underObjects under Maintenance tab (NEN2767)
