In the building components overview, you have an overview of all building components that have been added to the property,
Here you can also add building components and display the aggregated condition scores, among other things.
Add building components
You add a building component by clicking the icon above. This opens the screen shown below.
You will then see a reference property (library).
You can choose to retrieve a building component from the reference property, or select another property. You can do this by clicking “reference property” in the top right and selecting a property.
By selecting “All” in the top row of the first column (Classification Main Code), and doing the same in the second column (Classification Subcode), a third column appears containing all the elements in the reference file.
By entering the search value in the search panel, you get an overview of all building components containing that value. In the example below, the word “double” is searched for.
Then select the desired building component. You can do this by clicking the “plus sign” at the beginning of the column or by clicking the “Add” button at the bottom of the screen.
If you are familiar with the NLSFB coding, you can immediately select the desired group (second column); a third column then appears on the right containing all building components belonging to that group. If the third column containing building components does not show any building components, this means that there are no building components in the (Reference) Property for the relevant classification subgroup.
Blank Building Component
A building component may not be included in the Reference, and may not yet have been applied to another property—for example, a work of art on the façade.
You can add this building component using the same process by clicking the Building component add icon. At the bottom of the screen, you will see the “Add blank building components” button; clicking this adds an empty row to the building components overview.
Then enter the required information for the building component. You can do this directly in the grid or via the detail screen. Open this by double-clicking the row. You will then see four tabs where you can enter all building-component-specific information. See Building Component Detailed Information
Building Components Quantity
This column contains the quantity of the relevant building component. You can substantiate this quantity with take-off statement lines. You will then see the following symbol:
This means that the quantity of the building component has been calculated using take-off statements. You cannot change this value in this field. You must therefore adjust your take-off statement. See the Take-off Statements tab.
Aggregated Condition Score
If you work according to the NEN2767 condition assessment method, you can see the condition per building component in the Building Component - Condition O (maintenance) column. You can also make the aggregated condition score for the entire selection visible.
then click this icon
This works for every grouping applied in the grid. For example, if you want to know the aggregated condition of building component main groups, group by “Classification – Main Group”. The condition for the main groups will then be displayed on your screen.
For a summary overview, you can collapse the grouping using the following icon.
This icon becomes visible when you have activated the grouping panel.
The aggregated condition score is calculated in accordance with the NEN2767 method. An important parameter for this is the replacement value of the building component. This can be entered under Building Component - Replacement Value. However, this is often empty; in that case, the application uses the highest total amount of the linked action(s) under the building component for its calculation. This is often the replacement action, meaning that the correct data is used to calculate the aggregated condition score. If this is not the replacement action, enter the correct replacement value at building-component level.
